Today we closed on another short sale here in Cape Coral, Florida. This was a beautiful new home on a gulf access canal. The home has 4 bedrooms, 3 bathrooms, a 3 car garage and an inground pool.
The previous owner had built the home and had a mortgage of $808,000 on the home.
We listed the home for sale at market value and made price reductions as necessary for today's market.
We received an offer on May 6, 2008. The seller signed off on the offer on May 9, 2008.
The bank (seller's lender) approved the short sale on June 5, 2008.
The buyers were paying with cash so they were able to have their home inspection shortly thereafter and we were able to close today, June 12, 2008.
That is just over 30 days from offer to closing on this short sale.
Price paid? Only $460,000!
If you saw the house you'd understand what a deal that was for these buyers!

Perhaps a short sale for cash can be fast but I really doubt it. Short sales must be bank approved and this takes a min of 7 weeks. I do not believe her. prove it and give the mls number and I will post a retraction. No! then you lie.
