for those that need work within the fha limits, i suggest an fha 203k srtreamline. one loan including rehab funds.
no they do not take an excessive amount of time and the seller/bank does not have to wait for the work to be done.
for those outside the fha limit a conventional rehab. once again the do not take an excessive amount of time and the work will be completed after closing.
it is not unusual that a house headed to foreclosure needs work as the owners did not have available funds for upkeep or chose not to spend funds for that purpose.

Thanks for your comment. In our area MOST of these homes are brand new or only a couple of years old so most do not need work. We do have a few that could use some updating.
